Container conversion pricing is quoted in two ways and only one of them is honest. The first is a single all-in number, which tells you nothing about what you are getting. The second is a shell price plus an itemized scope, which lets you see exactly where the money goes and remove anything you do not need. Everything below is the second kind.
Start with the shell. A wind and water tight used container is the cheapest entry and is genuinely fine for storage, but it will have dents, surface rust and a floor that has carried unknown cargo. A one-trip container has made a single loaded voyage from the factory and is effectively new — straight walls, intact paint, clean floor. For anything that will be insulated, finished and occupied, the one-trip premium is small relative to the finish work you are about to install on top of it, and it is almost always the right call.

These totals are delivered-and-finished for the unit itself. They do not include the pad, the utility connection or the freight to your site, all of which are priced on the site costs page. A container placed on compacted gravel with no plumbing is a genuinely cheap building; the same container permitted, foundationed and connected to water and sewer is a construction project.

Useful if you want to build a scope from scratch rather than take a package. The two that surprise people are insulation and electrical. Spray foam is not optional in a steel box in any climate — a container without it is an oven in summer and a condensation problem in winter, and the condensation is what destroys the contents. Electrical carries a panel, not just circuits, because a container has no service of its own.
The appeal of a container is obvious: a structural steel box for a few thousand dollars. The disappointment arrives when people discover what it costs to make that box habitable, so it is worth stating plainly where the curve bends.
Storage is genuinely cheap and always will be. A container on compacted gravel, with a lockbox and maybe a vent, is the lowest cost per square foot of secure dry storage available anywhere. Nothing competes with it.
An office is still good value. Insulation, electrical with a panel, a mini-split, flooring, a window and a personnel door — the scope is well understood, the labour is repeatable, and you end up with a comfortable working space for a fraction of what a comparable modular office costs.
Living is where the arithmetic changes. The moment you introduce a bathroom you have introduced supply plumbing, drain-waste-vent, a water heater, waterproofing, mechanical ventilation and an inspection regime. A kitchen adds cabinetry, counters, appliances, a dedicated circuit and a vented hood. At that point the container is no longer the expensive part of the project — it is perhaps ten percent of the total — and the question becomes whether a steel box with a fixed eight-foot width is really the best envelope for the money you are now spending.
The honest answer is that it sometimes is. Container living units have real advantages in transportability, security and aesthetic if that aesthetic is what you want. But anyone choosing a container conversion for a full dwelling on cost grounds alone should run the comparison against a purpose-built module of the same finished area first, because the gap is usually much smaller than expected.
If you are sourcing your own container rather than buying a converted unit, four things determine whether you got a good one.
The floor. Marine plywood in a used container has carried unknown cargo and is frequently treated with pesticides. If the unit will be occupied, budget on replacing it regardless of how it looks.
The door gaskets and the corner posts. Gaskets are the primary water defence and they perish. Corner posts and castings are the structural load path — dents in a side panel are cosmetic, damage at a corner is not.
The roof. Container roofs are thin and they collect standing water. Rust perforation almost always starts there and it is the single most common reason a "wind and water tight" unit is not.
Straightness. Set a level along the top rail. A racked container will fight every door, window and interior partition you install, and it cannot be economically straightened.
